What can Done-Rite fix for homeowners in Aliso Viejo, CA?

Is your water heater trying to tell you something?

Usually, yes. Popping sounds, rusty water, a puddle at the base or hot water that runs out fast are common signs a tank needs service or replacement.

Why does a tank water heater pop or rumble?

Minerals in water settle at the bottom of the tank as sediment. When the burner heats that layer, trapped water bubbles up through it and makes a popping noise. The sediment also acts like a blanket between the flame and the water. The unit has to work harder, and it wears out sooner.

A flush clears that layer out. Our water heater tune-up is $150. It covers the flush plus a check of the parts that keep the tank safe, like the anode rod and the relief valve. You can read what a tune-up covers before you book.

When does replacement make more sense than repair?

A leaking tank can't be patched. If the tank itself is weeping water, it's time for a new one. If the problem is a part, like a thermostat, gas valve or heating element, a repair often makes sense. We'll show you what we find and give you both options when both are real choices. Our guide on repairing vs. replacing a water heater walks through the tradeoffs in plain terms.

What does a new water heater cost?

A tank water heater runs $2,300 to $3,200 installed, and we install Bradford White. A tankless unit runs $4,000 to $6,000 installed, and we work with Navien, Noritz and Rinnai. When we supply the material, you get $100 off any replacement. Financing is available with terms up to 10 years.

Why do drains slow down before they clog?

Most clogs build up slowly. Grease, soap, hair and food stick to the inside of the pipe a little at a time until water can barely get by.

What's really inside a slow kitchen drain?

Cooking grease goes down the sink warm and runny. Inside the pipe it cools, turns solid and grabs onto bits of food. Each new layer makes the opening smaller. Hot water and dish soap help for a while, but they rarely clear the whole buildup. In the bathroom, hair and soap scum do the same job in the shower and sink lines.

How do we clear a stubborn line?

Our drain cleaning runs $99 to $350, and the $99 price includes a camera inspection for one qualifying drain with an exterior ground-level cleanout (yard drains are excluded). The camera shows whether the line is fully clear and whether there's any damage we need to talk about.

When a pipe is coated wall to wall, hydro jetting uses high-pressure water to scour it clean. That service runs $650 to $850. Our page on snaking vs. hydro jetting explains which one fits which problem.

What should you do when water shows up where it shouldn't?

Shut off the water at the main valve if you can, then call us. Our emergency service runs 24/7 for leaks, burst pipes and backups.

How can you spot a hidden leak early?

Hidden leaks give small clues first. Watch for a water meter that moves when every tap is off, a warm spot on the floor, a musty smell or a bill that jumps for no clear reason. We use electronic tools to find the source, which means less guesswork and less opening up of walls and floors.

Slab leak repair runs $500 to $3,000, depending on where the leak is and how we fix it. Our short guide on what to do in a plumbing emergency is worth saving before you ever need it.

Does the type of foundation change the repair?

It can. In a slab home, the water lines run under the concrete, so a leak there may call for a reroute through the walls or attic instead of breaking into the floor. In a raised-foundation home, the pipes run through a crawlspace, which makes them easier to reach. We work on both kinds of homes. Once we find the leak, we'll explain each repair path, what it involves and what it costs, so you can choose with all the facts in front of you.
