We're an independent, family-owned company. We're licensed, bonded and insured, with workers compensation. Our plumbers handle drains, sewer lines, water heaters, leaks, repiping, fixtures, gas lines and water treatment. Below, we focus on the everyday problems that send most people looking for a plumber: toilets, faucets, disposals and weak water pressure.

Why won't your toilet stop running?

A running toilet almost always means water is slipping past the flapper or the fill valve is set too high. Both are quick, low-cost fixes.

Which parts inside the tank wear out?

The flapper is the rubber seal at the bottom of the tank. Over time it hardens, warps or picks up mineral crust, and water seeps past it into the bowl. The tank then refills to replace that water, again and again. The fill valve can also wear out, letting water rise until it spills into the overflow tube. Either way, you're paying for water that does nothing. A slow leak like this can add up on your bill before you ever notice it.

When should a toilet be replaced instead?

A cracked tank or bowl, a toilet that rocks on the floor, or one that clogs every week are good reasons to replace it. A rocking toilet can break the wax seal underneath and let water soak into the subfloor. We install and repair toilets from brands like Kohler. See our toilet installation and repair page for more, or read about why a gurgling toilet can point to a bigger drain issue.

What makes a faucet drip?

Worn cartridges, washers and O-rings are the usual cause. They're small rubber or plastic parts, and they wear down a little every time you turn the handle.

Minerals in the water speed that wear and can also build up on the valve seat. Most drips can be fixed by swapping the worn part. When the faucet body is corroded or parts are hard to find, a new faucet is often the better buy. We work with Moen and Kohler fixtures. Learn more on our faucet repair page. When you're ready for a new one, we handle faucet installation too, and you get $100 off any replacement when we supply the material.

Can a shower valve drip the same way?

Yes. A shower that keeps dripping after you shut it off, or one that swings from hot to cold, usually has a worn cartridge inside the valve behind the handle. Swapping the cartridge often solves it without opening the wall. If the valve body itself is failing, the fix is a larger repair. Our shower installation and repair page has more on both.

Is your garbage disposal humming but not turning?

A hum with no spin usually means the blades are jammed or the motor is failing. Turn off the power to the unit and never reach inside.

What jams a disposal?

Fruit pits, bones, fibrous peels and grease are the most common troublemakers. Disposals don't actually cut. They use spinning impellers that fling food against a grinding ring. Our blog post on how disposal blades work explains why that matters for what you put down the sink.

Repair or replace?

If the unit leaks from the bottom, it's usually time for a new one, because the seal inside has failed. A jam or a tripped reset button is often an easy repair. Our garbage disposal repair service covers both, and we can install a new unit when the old one is done.

Why is the water pressure so low?

Low pressure at one faucet usually means a clogged aerator or valve. Low pressure everywhere points to a pressure regulator, a hidden leak or narrowed pipes.

How do we track down the cause?

We start simple. We check aerators and showerheads for mineral buildup, then test the pressure at a hose bib. If the whole house is low, we look at the pressure regulator, which is a valve that lowers street pressure to a safe level for your home. These valves wear out over time. We also check the meter for signs of a leak. In older homes with galvanized steel pipe, rust inside the lines can choke the flow, and that may call for a repipe. Our guide on low water pressure covers each cause in more depth.

What does a drain clog have to do with this?

Nothing directly, but slow drains are the other half of the "water isn't moving right" complaint. Our drain cleaning runs $99 to $350, and the $99 price includes a camera inspection of one qualifying drain with an exterior ground-level cleanout (no yard drains).
