How electronic leak detection works: finding a leak without opening walls

Electronic leak detection finds a hidden leak with instruments: a pressure test isolates which line is losing water, then acoustic equipment locates the escape point so the repair opening is a spot, not a trench.

01Definition

What does the technician actually do?

First, confirm there is a leak: the water meter test with every fixture off. Second, isolate: pressure test the hot and cold lines separately to learn which one is losing water. Third, locate: acoustic listening equipment along the line's path picks up the sound of water escaping under pressure, and the technician narrows it to the loudest point and marks it. Under a slab, that mark decides where the concrete opens.

Why is location the whole job?

Because the repair is only as good as the spot. A leak located within a small area means one small opening. A leak guessed at means demolition until it is found. Detection is what keeps a slab leak repair inside the $500 to $3,000 range instead of above it.

02When it applies

When do you need leak detection?

A water bill that jumped with no change in use, a meter that moves with everything off, a warm spot on a floor, the sound of running water in a quiet house, moisture or mildew with no visible source, or a drop in pressure with no obvious cause.

What happens after the leak is found?

You get the location, the line it is on, and the repair options with what each involves. A slab leak can be opened and repaired at the spot, or the failed section rerouted. A leak in a wall or crawl space is repaired in place. The repair is a separate decision with its own price.

03What goes wrong

What goes wrong without detection?

Exploratory demolition: opening floors and walls until the leak turns up. It costs more than the detection visit, and on a slab it can mean tearing up flooring in the wrong room. The other failure is ignoring a moving meter because nothing is visible; under a slab, nothing is visible until the damage is.
