Bathroom plumbing: toilets, showers, tubs and the drains under them

Bathroom plumbing fails in predictable ways: a toilet that runs or rocks, a shower valve with no pressure or no temperature control, a hair-clogged drain, and leaks behind tile that show up as a stain below.

//Quick answer

  • A running toilet is a flapper or fill valve; a rocking toilet is a broken wax seal and a hidden leak.
  • No shower pressure is usually a cartridge or scale, not the whole house.
  • Tub and shower drains clog on hair; the fix is mechanical, not chemical.
  • Fixture pricing is not published; call for pricing.

01Definition

What is plumbed in a bathroom?

Supply and drain for the sink, the toilet's fill line and closet flange, the shower or tub valve inside the wall with its trim on the surface, the tub's overflow and waste assembly, and the drains and traps for each, all joining a branch line that runs to the main.

What goes wrong most often?

Toilets that run, fill slowly, flush weakly, rock on the floor or weep at the base. Shower valves that drip, will not hold temperature, or have lost pressure. Tub and shower drains that slow on hair and soap. Faucets that drip. And leaks inside walls or under tubs that appear as a stain on the ceiling below.

02When it applies

When is it a simple repair?

A running toilet is almost always the flapper, fill valve or float, which is a quick repair. A shower with no pressure is usually a clogged cartridge or scale in the mixing valve. A dripping faucet is a cartridge. Those are the jobs where the answer is small and the technician says so.

When is it bigger than it looks?

A rocking toilet: the wax seal is broken and the leak is going into the subfloor. A shower valve that has to be replaced inside the wall. A slow drain that the camera shows is a line problem, not a hair problem. A stain on the ceiling below a bathroom, which is a leak that has been running for a while.

03What goes wrong

What does the ceiling stain mean?

That a bathroom leak has already soaked the floor structure. It can be a tub drain, a shower pan, a toilet seal or a supply line. Finding which one before opening the ceiling is a leak detection job; guessing is a demolition job.
